Fixed Five-Year Commercial Lease
Tyler Taylor leased a warehouse to Threshold Capital for exactly five years beginning January 1. The lease document set the end date as December 31 of the fifth year and required no renewal notice. When that calendar date arrived the tenancy terminated by its own terms and Threshold Capital vacated without further action by either party.
Tenant Holds Over After Fixed Term
Talia Torres signed a two-year lease with Tundra Resources for an office suite. At the end of the two years Talia remained in possession without consent. Tundra Resources treated the holdover as creating a new periodic tenancy rather than extending the original fixed-term estate.

A tenancy for years ends automatically on the last day of the stated term. Neither party must give notice or perform any other act. The parties' agreement has already fixed the leasehold's duration.
