Preston Pratt purchases Blackacre from Seller after reviewing the recorded deeds. An earlier deed from Seller's predecessor to a third party that created an easement appears in the recorded chain. Pratt takes the property subject to the easement because the recorded instrument placed him on inquiry notice of the prior interest.
Easement Recorded Outside Chain
Paula Pierce buys Whiteacre from a grantor whose recorded title traces back through a common owner. A recorded easement granted by that common owner to a stranger appears in a separate chain. Pierce acquires free of the easement because the instrument lies outside her chain of title and does not place her on inquiry notice.
